Bradley Properties is not just someone that collects rents. We work to help preserve the value of your asset as well as deal with day-to-day rigors of tenant management at an affordable cost.

You will receive:

Prompt response to your telephone, written and e-mail communications.
Periodic exterior drive-by reports with pictures of the property included.
Comprehensive annual inspection reports and pictures of the exterior and interior of all your properties while the tenants are in place.
Timely notification and owner authorization for all non-emergency repairs in excess of $200.00.
Original copies of all invoices for repair and maintenance performed at your property.
Copies of all notices sent to tenants and all rental/lease agreements.
Prompt notices sent to tenants for late rent payments, noise complaints, unauthorized roommates, unauthorized pets, unauthorized vehicles, tenant related maintenance/repair problems, cleanliness and yard maintenance problems, payment of tenant related repairs.
Property showing services for prospective tenants, keys never released directly to prospective tenants.
Prompt pre-move-in and move-out inspections.
Prompt and aggressive collection of delinquent rent payments.
Comprehensive monthly income, expense and cost-balance reports from Yardi Property Management software.

Complete year-end income, expense, cash flow and cash balance reports in a format ready to take to your tax preparer.
1099's issued to all independent contractors who performed work at your property, to comply with our friendly IRS regulations.
Thorough tenant screening including employment and wage verification, 5 years of past rental history follow-up and past credit history verification. We will review all new tenant applications with you and you authorize all new tenants.
"Lease-up only" services available:

Flat one-time fee.
Show property to prospective tenants, keys never released directly to prospective tenants.
Accept and review completed tenant applications.
Verify tenant income, work and rental history.
Tenant credit check.
Owner approves tenant application.
Owner receives copies of all rental/lease agreements.
For an additional flat fee we will order and supervise repair/maintenance work required for tenant turn. More Options

You have the option of having your reports e-mailed to you. You instruct us where to deposit or mail funds. You choose the services that best fit your lifestyle. Your mortgage, property taxes, homeowners insurance, and utility billings can all be paid and appear on one statement for easy reference. We even offer property market value/market analysis.
